The Greater Edmonton Area real estate market shifted further into its typical fall rhythm in September, with sales slowing, new listings increasing and inventory continuing to build.
A total of 1,959 residential properties sold, down 8.8% from August, while 3,864 new listings came to market, an increase of 7.2%. The average residential selling price remained relatively steady at $466,080, down just 0.8% month-over-month while still sitting 2.9% higher than September 2025.
With 8,062 properties in inventory and homes averaging 44 days on market, buyers are seeing more selection and have a little more time to make decisions. For sellers, pricing and presentation are becoming increasingly important as competition grows.
