The Market Is Changing — What Does That Mean for You?
Edmonton's real estate market is shifting, and if you're thinking about buying or selling, it's worth paying attention! October brought fewer sales, more negotiating room for buyers and a reminder for sellers that pricing matters more than ever.
With 1,882 homes sold, an average residential selling price of $457,641 and 7,533 properties in inventory, we're seeing a market that's becoming more balanced, with buyers gaining a little more negotiating power.
What Does This Mean for Buyers and Sellers?
For Buyers: More selection, less pressure and more opportunity to negotiate. If you've been waiting for the market to cool, now may be a good time to explore your options.
For Sellers: Buyers are being more selective, and homes are taking longer to sell compared to last year. Pricing correctly from the start and making your property stand out from the competition are more important than ever.
Our Take — The Bottom Line
While prices have softened from earlier in the year, Edmonton's average residential selling price remains 0.5% higher than October 2025.
The market is changing, but opportunities are still there! AND remember, what's happening Edmonton and surrounding areas doesn't necessarily reflect what's happening in YOUR neighbourhood.
